In cultural heritage, architecture constitutes an exceptional testimony the memory and the identity of humanity. Passing this testimony to future generations has been a challenge for professionals, both in the field of cultural heritage and in the field of Facilities Management (FM), areas that deal with the preservation of architectural heritage. In this context, examples of Modern Architecture stand out due to their rapid degradation, presenting a considerable risk of loss. This is a reflection of the lack of protection and heritage listing, the fragility and vulnerability of materials, functional obsolescence, and the lack of value attribution, combined with the peculiarities of preserving modern heritage not adapting to practices developed for previous styles.
The progressive paradigm shift regarding the preservation of built cultural heritage has led specialists in the field of heritage conservation to move from a curative approach to a more preventive approach. According to this approach, digital technologies such as HBIM (Heritage Building Information Modelling) and DT (Digital Twin) is a means to enable prevention. In this sense, the thesis aims to demonstrate the possibilities of HBIM-DT, proposing a facilities management model for the preventive conservation of modern heritage.
The research methodology is pragmatic with an inductive theoretical approach. The methods for testing and evaluation involve mixed methods, and for the research strategy, a multiple case study was defined. The chosen cases are part of the examples of Brazilian modern architecture in the city of Rio de Janeiro: Palácio Gustavo Capanema, Pavilhão Arthur Neiva, and Complexo FGV. The research comprises the analysis and classification of corrective maintenance services supported by HBIM-DT solutions for heritage preservation, as well as the recognition of aspects related to FM for the information management of historical buildings.
Therefore, the HBIM-DT management model for Modern Heritage demonstrates the need to indentify critical services and activities in organizations and develop standards, guidelines, and improvement actions for the efficient management of information for preservation.
